If you’ve purchased a home in the past – or even if you are now just considering making a move – it is likely that you’ve heard that having a professional home inspection before you close on the property is critical.

But, while the inspection of your new abode may turn up various issues that need to be addressed, it is also important that you have realistic expectations going into the home inspection process.

Systems such as the HVAC or water heater may have seen better days, and / or the major appliances may be in need of repair or replacement.

There are other areas, though, that could be somewhat difficult for an inspector to get to. For instance, without putting a hole in the wall (in a home that still belongs to someone else), it can be impossible for the home inspector to determine how the plumbing and electrical systems are faring, and if they are in need of updates.

So, even though there are certain areas of the home where an inspector can be quite thorough – particularly those that can be seen with the naked eye – a home inspection should never be considered a 100 percent guarantee that you won’t face certain issues down the road.

With that in mind, it can be important to take precautions. One way to do so is the have the seller purchase for you (or purchase for yourself) a home warranty. Although the actual coverage may vary based on where you live, typically these warranties will cover the following items:

  • Central heat and air conditioning systems
  • Plumbing system
  • Electrical system
  • Roof leaks
  • Kitchen appliances
  • Washer and dryer

For the small price of the deductible, you could end up saving yourself many headaches going forward, and still be able to proceed with purchasing the home that you want.
